
This 150-acre waterfront neighborhood is conceived as a vibrant, mixed-use community that responds to Miami’s tropical climate and dynamic urban context. Key elements include:
A fine-grained street grid organizes human-scaled blocks, with ground-floor retail, cafés, galleries, and co-working spaces activating primary corridors. Above, 3–6-story mid-rise buildings accommodate a diverse housing mix—from studios and one-bedroom flats to family-oriented two- and three-bedroom units
A 30-story “lantern” tower anchors the plan, featuring terracotta-toned façades, wave-inspired balconies, and floor-to-ceiling glazing. It houses premium condominiums, a boutique hotel, and sky-high amenity spaces—including a rooftop pool, fitness club, and event lounge—with panoramic bay and city views. A continuous 2,000-foot “Baywalk” boardwalk traces the new shoreline, integrating mangrove-lined paths, kayak launches, outdoor fitness plazas, and shaded picnic lawns. Interspersed pocket parks, urban orchards, and rain-garden bioswales enhance stormwater management and create lush, year-round green space.
The central plaza anchors a Miami History & Design Center and a flexible “Art Shed” for rotating exhibitions and performances. Adjacent civic lawns host farmers markets, outdoor film screenings, and community gatherings, fostering a lively cultural district. The plan extends a new streetcar spur and protected micro-mobility lanes, linking directly to downtown Miami and the Convention Center. Generous pedestrian promenades, dedicated bike lanes, and water-taxi docks promote car-free movement, while below-grade parking preserves a human-scaled streetscape. Blocks are raised on landscaped berms and flanked by tidal-flow canals to buffer storm surge and sea-level rise. Buildings target LEED Gold and WELL certification, with district-scale solar arrays, geothermal-assisted cooling, and greywater recycling. Native plantings reinforce a resilient, low-maintenance landscape.
This master plan weaves together a rich array of housing, workplaces, civic spaces, and resilient infrastructure to create a dynamic, sustainable waterfront community uniquely tailored to Miami’s character.
